With Damp and Mould Awareness Week (20th–26th October) fast approaching, and the introduction of Awaab’s Law, it’s more important than ever that landlords take proactive steps to protect residents and prevent hazards in their homes.

Awaab’s Law, named in memory of two-year-old Awaab Ishak, places a legal duty on social landlords to address reported damp and mould issues within strict timeframes. The draft guidance, published by the Government earlier this year, sets out how landlords must investigate and resolve problems promptly, keeping clear records of their actions. It reinforces the principle that no tenant should live in unsafe or unhealthy housing.
At Property Tectonics (pt), we’re already helping our customers prepare and comply.
• Our surveyors undertake ventilation assessments as standard during all stock condition surveys, identifying potential moisture or airflow issues.
• Our Lifespan Housing Software includes a fully compliant HHSRS module, allowing landlords to record, monitor, and manage all damp and mould cases, with clear audit trails, work tracking, and reporting to evidence compliance with Awaab’s Law.
• Property Tectonics also provide Expert Witness services through our Chartered Surveyors, supporting landlords compliance reviews.
• Property Tectonics will be adding an HHSRS dashboard to Lifespan Housing asset management software for ease of KPI reporting
Looking ahead, we’re excited to be introducing new 'live sensor' integration for Lifespan customers. This innovation will help landlords detect environmental changes in real time, raising an early flag before any issue reach a Category 1 failure.

Following the Department for Energy Security and Net Zero (DESNZ) officially announcing that their new RdSAP 10 methodology is set to roll out on the 15th of June, Property Tectonics are pleased to inform you that our software development team have been busy building our new RdSAP 10.2 interface. The new version is currently undergoing BRE approval.
As with all our software products, our inhouse developers are always working to ensure our software up to date and in line with regulation.
