Background
Property Tectonics were appointed to undertake the Retrofit Design specification for a programme of ninety five properties based in the Coventry area. The specification sets out the design strategy for the energy efficiency measures planned to be installed as part of the Citizen Housing Wave 1 SHDF (The Social Housing Decarbonisation Fund) Retrofit Project.
Objectives
The primary objective was to design and apply a fabric first approach as outlined by PAS2035. The fabric first approach ensures heat loss prevention measures are installed before other energy efficiency measures.
This collaborative project was centred around the provision of external wall insulation with new windows and doors, loft top-up insulation and a supporting ventilation strategy. On this project, the product used was a 150mm Mineral Wool product with a dash and art brick finish. The aim was to achieve an EPC rating of ‘C’ or above at post-retrofit, as well as a space heating demand of less than 90 kWh/m2/year in line with the SHDF funding requirements.
Outcome
The successful delivery of this collaborative Wave 1 SHDF retrofit project has led to Property Tectonics being appointed again to undertake the retrofit designs for Wave 2 SHDF. This second wave includes over two thousand properties, is currently in progress and will continue until anticipated completion in 2025.
