The standard for safe, compliant homes in Wales has just been raised.

Recent amendments to the Renting Homes Wales Act and the Fitness for human Habitation Act are placing clearer, stricter obligations on landlords and increasing the level of scrutiny on how those obligations are evidenced.

What’s changed?

This isn’t just about policy, it’s about proof

Landlords must now be able to demonstrate:

  • Properties are fit for habitation
  • Risks are identified early and managed consistently
  • Compliance activity is recorded clearly and stands up to scrutiny

So where do systems come into this?

Meeting these requirements at scale isn’t about spreadsheets or reactive repairs.

It requires:

  • Structured, consistent survey data
  • Clear linkage between hazards, components and actions
  • Audit‑ready evidence, not retrospective guesswork
  • Visibility across portfolios, not isolated records

How Property Tectonics supports this

Property Tectonics helps housing providers turn regulatory requirements into practical, defensible workflows.

Through Lifespan, customers can:

  • Capture consistent hazard and condition data at source
  • Evidence compliance against FFHH and HHSRS‑aligned risks
  • Maintain clear audit trails across inspections, actions and outcomes
  • Strengthen governance with validated, structured data

The reality

Regulation in Wales is moving towards greater accountability, not less.

The question isn’t whether you’re doing the work, it’s whether you can prove it, clearly and consistently.

If you’re reviewing how your systems support FFHH or wider compliance requirements, we are happy to share what we’re seeing across the sector.
